How to Choose an Apartment in Ekibastuz in 2026: A Checklist

How to buy an apartment in Ekibastuz in 2026 without regret: a completed home, not a pit; a car-free courtyard, a smart layout, and the legal essentials. A buyer's checklist.

How to Choose an Apartment in Ekibastuz in 2026: A Checklist

Buying an apartment in Ekibastuz in 2026 is a task for viewing, not for luck. The market already lets you compare completed buildings rather than pits. The mistake now is different: taking a handsome façade with a noisy courtyard, cold windows and documents they will “attach later.”

Below is a working route for choosing an apartment. It suits new developments in Ekibastuz and any completed home. HAYAT Residence is only an example of a delivered business-class project — not the only right address.

A Completed Home Matters More Than a Render

The first filter is simple: the building is commissioned, or you are buying a schedule. A pit may look like a bargain, but you take on someone else’s deadlines and quality you cannot yet put your hand to. For a family that needs to move in, completed housing is the more logical choice: the door opens, the riser can be heard, parking is checked in the evening.

  • commissioning is in place, residents are moving in;
  • they show a specific apartment, not only a showroom;
  • the developer, address and complex name match in conversation and in the draft contract;
  • you can walk the parking and the floor without “just imagine it.”

The point of comparison is a delivered building. At 24 Academician Mardenov Boulevard, completed homes are on sale, the property is being occupied, the developer is Gidroprom LLP. If at another address you cannot walk the floor today, ask why.

The District: Street, Square, Ground Floors

Clinker will not save an empty street. In Ekibastuz, wind, dust and distances are the daily scenario. Choosing an apartment without a walk around the building is a lottery.

  • where you can go in the evening with a child without a car;
  • where the noise comes from: the road, a boiler plant, a late-night venue;
  • what is on the ground floor — living windows at sidewalk level, or useful retail;
  • whether a square and a cultural venue are a short walk away, not “ten minutes by car.”

A district’s anchor must be specific. Baiterek Square across the road and the Öner City Cultural Center are a route, not a slogan. A café in the building is convenient: CHEKHOV has a hall, a play area and a VIP room. But in-house retail will not carry a building in the middle of a wasteland. Surroundings first, then the lobby.

Walls, Courtyard and Parking Cannot Be Added After Closing

You will do the apartment renovation. The structure, a car-free courtyard and the path from parking — you will not. This is where half of the handsome presentations fall away.

In our climate, brick is usually quieter and warmer than panel. Six storeys are calmer than a tower for lifts and neighbours. A stone plinth protects the base from dirt; ochre-yellow clinker and graphite marble are about winter, not a catalogue. Judge the lobbies without a filter: light, materials, smell, the door.

A gated courtyard without cars is basic comfort. Cameras need online access. IP intercoms and smart locks make sense if they already work. The playground: look at the maker and the surface — Romana is the benchmark. Sport means workout and basketball on a proper surface. Check landscaping that is alive: firs that stand there are more convincing than a picture of a lawn.

Underground parking with a lift to the residential floor changes winter with shopping bags. An 80 kW charging station is a provision for years, even if you drive petrol today.

Measure any property against a line of facts. At HAYAT Residence that set is assembled: brick, 6 storeys, 4 entrances, 60 apartments, a gated courtyard, parking with a lift to the floor, 80 kW charging, online cameras, IP intercoms, smart locks, a Romana playground, sport, firs, designer lobbies. Do not copy the complex — copy the questions.

Inside the Apartment: Light, Ceilings, Floor Area

A view from the window easily covers inconvenient geometry. An open plan is a plus while you understand where the risers and wet zones are. You will not take them down for a picture.

  • 3 m ceilings give air and proper light; 2.5 m is already a different life scenario;
  • panoramic windows work only if the glass is energy-saving;
  • storage rooms on the floors take prams and seasonal equipment out of the hallway;
  • the unfinished format is honest: a fit-out of your own, but you need a time buffer and temporary housing;
  • 112–190 m² make sense for a family with a study and storage; extra metres “for status” quickly turn to dust.

A building’s class is read in the ceilings, windows, courtyard and parking. You will buy the tap yourself.

Documents and Viewing Without Rose-Tinted Glasses

Without a file, choosing an apartment is a stroll. For the deal you need title, proof of commissioning, a technical passport, a clean record of encumbrances, and a contract that states clearly: the apartment, the storage room, the parking space, unfinished condition.

The developer’s legal entity must match everywhere. Different names in advertising and in the contract — stop. Do the viewing twice: by day and after 19:00. Open the windows, listen to the riser, check the electrical board, water and heating. Go down to the parking and ride the lift up as on an ordinary Tuesday. Ask them to open the cameras from a phone.

If they rush you into a reservation “for today” — that is a sales technique. A completed home can wait until evening. A pit, all the more, is not bought in the heat of the moment.

A Buyer’s Checklist for 2026

Print it out and take it to the site. If a point has no fact — that is not “later,” that is risk.

Choosing an apartment in Ekibastuz in 2026 rests on four pillars: a delivered building, a living district, a courtyard with parking, clean documents. The rest is taste.

When comparing new developments in Ekibastuz, come to the site, not only to the office. For completed homes at 24 Academician Mardenov Boulevard, questions can be put to the HAYAT Residence sales team: +7 775 333 30 14 (phone and WhatsApp), daily 9:00–20:00, website hayat-residence.kz. Even if you buy in another building, the checklist above will save you a year of irritation.
